No matter hat any money grubbing guru says, buy and hold is never passive unless you invest in a fund via PPM or the like.

That's where I'm hoping to "hang my hat" in the near future.

Wearing many hats along the way achieving certifications as a Master Automobile Technician as well as an Advanced Level Specialist. 

As an investor, it seems that getting licensed comes with some headaches with disclosure and other sticky situations when trying to where both hats.

I don't even want to get into the 'grey' or 'black' hat arenas of that era.While A FEW deals can still be done without or with a relatively small buyer/borrower capital contribution, the buyer would need to have a ton of experience, expertise, knowledge, and a verifiable track record of success in similar endeavors. 

Im an investor but when listing , its important to take your investor cap off and put your retail hat on.

.$3500 in gross rents on a $230k purchase is pretty good though so I wonder if hat is accurate.

I'm a Realtor who would love to put on a hard hat & get to work in the grit of the property transformation.
