What's most problematic for me about the plan, isn't the basic scheme to pay off the mortgage and the cards just to get in under the buzzer with the high interest rates, its the lack of long-term allowances for vacancy in a student rental, capex, maintenance and replacement costs...all the stuff that's going to cost you money running this rental in the long run.
