I always thought verifying clean title was part of the closing.

This past May, the HOA replaced the roof and is currently also replacing the siding to the outside.Both four plex's are identical so for this breakdown, lets focus on the first four plex. 

Our strategies are identical.

Note that this is not applying to institutional money as that is easily verifiable. 

Any thoughts from your dad about how to verify the issue is resolved? 

I'll verify her income, but I think that will be fine.

I'm going to verify them anyway, but it helps me get a sense of whether the person sending the deal is out to lunch on their valuations, and if I can tell over time that their numbers are close to mine, I can quickly tell when something is definitely NOT a fit.Basically, I think more info is better as long as the info is accurate...

I could be completely wrong about this but the units are all identical so I could just appraise one and offer the same amount to each owner (I'm aware some individuals will want more than others). 

I will run my screening process past the attorney to verify.

@Kyle Jean we did get rent rolls, unfortunately we couldn't verify them, so once the deal was completed I was able to rummage through the office and found the deposit sheets that told a different story
