b) Landlords cannot just raise rents to unreasonable levels...why?

Remind them that you are not trying to be unreasonable just trying to make sure the mortgage gets payed because the bank doesn't care if your car died or why you couldn't pay on time.   

That is totally unreasonable. 

I am not unreasonable but you signed a legally binding contract. 

However if they can call it or it is due in full in 5 years you would of only paid 16% of 400k and would be on the hook for remaining balance.I feel like if someone wants wayyyyy over market value you are wasting you time on someone that will be unreasonable and difficult to work with. 

You can't keep asking tenants to leave because the neighbor wants something unreasonable.

Asking for less than 1/2 month's rent actually doesn't sound unreasonable to me.

Expecting 10% from an SFR imo is unreasonable. 

I do think you you have your expectations set unreasonably high. $300/month cashflow and 7% appreciation is not going to happen.

That being said do you think this still puts an unreasonable timeframe around making our first purchase?
