Now you may feel rich with a net worth of $250K but in the world of commercial real estate you dont even register as a tiny dot.

The good part was that the Stockman loan was relatively easy to get, but I refi'd to get out from under a teeny, tiny loan provision that allowed them to call the note is at anytime they doubted by financial stability for any reason.

This tiny bit of advice changed my entire life in regards to how I searched for properties and how much more money I earned.For the first 51 years of my life I had earned several millions dollars, lost exactly $1 million 2 times and in 2001 at the age of 51 my net worth was probably a little under $1.5 million.This is what my broker friend taught me. 

Would it not have been a nice gesture and much easier if the nails bothered the scumbag so much he (or she) could have saved a lot of time and money if they bent their fat aged butts over and just picked up the nails.I received a complaint with a picture (of course) because there was a tiny single weed about 2 inched long protruding onto the sidewalk.The scumbag president of one HOA lived next door to one of my properties.

The other option is to build addition from the current tiny room which would look awesome, but it is more money.

I'd love to be surprised down the road in a good way.I want to devote a tiny part of my portfolio to speculation - no different than stocks.

Maybe you worked with someone you can tell me about or have an anecdote about your experience that might help.For reasons I don't think I am allowed to include in this post (how am I doing so far @Mindy Jensen and @Michael Sato) I am researching lenders that fit into a tiny slice of this venn diagram (that I will describe and not draw). 

The Fort Bend/ sugar land area is popping, the clear lake/ Webster area is exploding and the woodlands/ conroe areas are poppin. you also see good growth in the Katy area (west) when looking at a Houston map look at the tiny circle and draw a big backward "C"  around it and those areas where your "C" are the bad areas of Houston.

I am eager to learn what experienced investors in this forum think about investing in a tiny town like the one described above.

If they do even one tiny slice of good work for you, they did it at no cost to you.Advantages of self-representation:  if you want to focus on FSBO which buyer agents will tend to avoid, you may get more exposure to that end of the market.
