But I try to keep costs down by going up myself with supplies from Costco at least twice a month as well as doing things like staining the deck myself- etc.. 

If not, you may have to buy a custom cabinet & re-stain or paint the rest of the cabinets to match.

Personnally I like the wood cabinets better than painted,,,BUT,,,BIG BUT,,,if they are soiled,stained,knicked up,worn,,you get the idea,,,painted is better than worn.Put all that clutter in a box and store elsewhere before you show it the first time,,,and that frig (stuff) gotta go..

At walk through, fan blades were all caked with dirt, cobwebs and dustbunnies abound, hardwood and tile floors hadn't been swept or mopped, countertops not wiped, exterior of kitchen appliances not cleaned, stove top still semi dirty (stove was brand new a year and a half ago but she claims "it wouldn't wipe off"), kitchen sink with soap debris on it, food stains splattered on kitchen backsplash and baseboards, bathtub not cleaned, closet floors/shelves/blinds/windows not wiped down, and my favorite - remains of a carcass of a hawk (feathers and...?)
