Honestly at that point my brain is fried!

You saved on materials, because you did not understand the difference between commercial grade and cheap (plastic shut off valves can cost you $$$!)

They hooked it up wrong, fried the control panel and instead of bickering with the tenant, I ended up buying and installing a new washer and dryer.

I discovered my newest rental has a crack in the fiberglass (plastic?)

Get an attorney familiar with 36th District judges (VERY tenant friedly), but expect the judges to grant this tenant a lot of time before they sign a Writ.

A good relationship is like a good marriage,,a bad one is worse.Just a suggestion,,instead of 'repairing' that cast stack you might make a bigger project and replace it all with plastic.

Your working hours don't have to be MON-FRI 9-5 as this probably doesn't work really well with your profession but you definitely need to set some kind of boundaries between work hours and off hours as well as have some days off here and there to spend with your family.
