I installed a built-in shoe shelf/bench inside the front door to encourage the tenants to remove shoes when entering the home.

The longer hold projects will have diminishing returns on the IRR but will eventually lead to an infinite return scenario where you maintain equity in the project and have all your money back. 

This is easy to do with off the shelf sealant and an applicator.

However if I do a BRRRR I can achieve infinite return by extracting all of my investment.

I often say the deal analysis spreadsheet is to an investor what their light saber represents to a Jedi: You can't just buy one off the shelf.

Borrow that extra $1K and the RTV is infinite.  

A fully operational hand off short term rental with positive cash-flow and after the cash-out refinance at 65% LTV, yielded an infinite return.

There are an infinite amount of life stages agents can be in and no one situation is the same nor can be generalized.
