The closest i found  was a 7 unit (Property B), built in 1985, 5693 sqft building on 7,000 sqft lot, 7 car garage just 2 blocks up from property A.

Hi guys, if you are aiming to do section 8/HCV with a property, and you know the fair market rent rates that the housing authority governing your property uses, how do you know what to ask for rent and how to screen for a tenant so that you can get the highest rent closest to the listed payment standard used by your local housing authority? 

In RI  I see these motel conversions but the ones closest to me were turned into section 8 housing I believe.

The closest you get is retirees in their seventies who own 10-12 units in SFR and small multifamily (2-4 units) and have passed almost all of their property management chores to their largely-inept offspring.

I thought the point of comps were not only to find the closest properties, but also to find ones as similar as possible.

I am looking to change my actual PMC and after looking at your webpage I think you offer the closest to what I need as a foreigner investor. 

So a 3/2, 2,000 sq ft house would get an adjustment if the closest comp they could find was a 3/1.5 bath, 2,000 sq ft house.

Hollis has a population of around 2000 and the closest major city is about 2 hours away.
