@Troy Patt - I don't have hard and fast rules on this point, but I have a slight preference for real estate built after 1978(the year lead paint was banned in the US.)

Recently the government banned STR's for owners on most areas of the island, but there are a few options for legal vacation rentals on different parts of the island. 1.

Late fees and other such charges ancillary to rent are severely restricted or banned.   

Too risky in my opinion, I have a client that was in a building that ended up banning all rentals, including long term rentals and they took a loss on that unit. 

I want to ban cheaters just like everyone else, but think a landlord is just a schmuck if they tell a tenant they can't have a handicap accommodation like a wheel chair ramp, grab rails, or legitimate ESA. 

Steilacoom has banned STR's completely.https://komonews.com/news/loca...I did a quick search on VRBO and there are no vacation rentals on Lake Steilacoom at all.

Banning background checks is just insane Insane for sure, and they did.

Florida has shown their government will literally ban short term rentals so we are scared.I  am wary of taking a government loan and have read a lot of conflicting information.
