Just not sure how many of the certificates will never pay and the property may be worthless.I think there is a line you dance around - once you have substantial dollars to invest (over 100k is substantial to me) - then you have to decide how to attack due diligence to make sure you don't buy headache liens with bad underlying properties.I know not everyone does a lot of due diligence all the time.
