In NJ I mainly use Garden State which is one of the cheapest out there.

We have the seats folded down and have carried a lot in it.... like tools, wood, water softener salt, gardening supplies, chainsaws, lawnmowers.

I am wondering if I, as the owner, can have the renter responsible for keeping the garden and landscaping in good shape in single house rental?

I don't want to do things like remove external spigots, because if tenants have space for a car or garden I want them to get full use from the property.

For a garden variety 3/2 in a typical middle class neighborhood, I'd definitely suggest not adding solar.

Million dollar homes a few blocks away in garden oaks.

Just another reason why I do not invest in HOA properties unless all they do is gardening or snow removal!

If you have a lawn and yard I suggest you get a gardener.
