Isn't one of the stipulations of owning in those STR communities that you have to use their pre-selected property management company that takes 30% of gross revenue? 

@Isaac White Dane county is to my knowledge the strictest in Wisconsin and has some special stipulations around protected classes and other things you need to know!

Each home has a set of must do’s that come as a stipulation of the sale.

Also, note what part of the contract has been breached.At this point, you are just making a legal paper trail...and documenting the breach of contract and your request to release liening the property because you have paid them the amount of work stipulated in the contract.In Chicago, contractors can easily lien properties, which sucks for investors not sure how the laws work by you.

In my contract it states that we are to have access to the properties through our due diligence period during normal business hours with the stipulation we give the sellers 48 notice.

I used realtor.com to find the property, and paid over asking with the stipulation that they cover closing costs.

This kinda defeats the purpose of one entity, such as one LLC, being on Title and the Operating Agreement stipulating how it will be run --- it avoids or gets around the TIC.
