It's a bit guru-heavy w/the monthly speakers, but there are a lot of members and a ton of people out there doing what you want to do.

One of the speakers at the conference that is active here and twitter you may want to follow is @TahaniA - she is an Agent that focused on Investors.

They only reason certain speakers/coaches/advisors sell these programs is because some of them earn commission on what they sell.

Finding a place to meet usual incurs some cost and sometimes speakers do too. 

I don't think that there are any that have regular meetings on the weekends.You do see special events (Like a tour of rehab project maybe a convention like meeting, weekend workshop if they have a selling speaker at the meeting during the week, etc.) on the weekends some time.Not sure if the Western MA one has done anything like that. 

The NW Suburban Meet Up Group will start up again in the new year and we are putting together our list of guest speakers for the year.  

Adrian Samborowski I just listened to a podcast this morning and he was the guest speaker.

I listen to every bigger pockets podcast and their first two questions of the famous four at the end of every episode asks what the speaker's favorite real estate and favorite business book are.

You will hear some general announcements and an introduction to the topic and speaker for the evening.Presentation/TrainingA guest speaker will present a topic for their presentation or training opportunity.
