My best deal was purchasing a Freddie Mac REO 4 unit + garage apartment building and small storage building 22 to 24 units, depending on how one counts it for $131k.It was trashed, rented to druggies who recycled everything they could. 

I used 4 eggs... and with $2.95 per dozen of eggs,  4 eggs would be $0.98 dollars.Then the milk.. let me see I used 3 cups of milk.

These people milk the system for years with practically free rent.

I haven't gotten my head wrapped around how the BRRR strategy works (but I want to because I only have a bit of money to use as a down and I want to recycle it!)

In my case, I could have deferred about $57K in Capital Gains taxes, but in the end, it was way more important to purchase the right property (or properties) at the right time in the RE cycle.  

Other than that we keep recycling what works.
