My mistake was assuming that this implied that it was permitted.The unit is built out of a basement conversion (the conversion itself WAS permitted), and it has the main components of an ADU - private entrance, egress window, kitchen and bathroom.

Two - a way to turn this into "qualifying income" would be to call it a duplex (assuming you can permit it this way - must have two entrances, full kitchen in both, etc.) because an official 2-unit can have a signed lease in place and count as qualifying income (the downside here is that terms are worse on a 2-unit than they are on a SFR).

The condo complex that I have rentals, it is the responsibility of the PM company to keep track of who belongs there, and that includes them changing names on mail boxes, and retrieving keys for public entrances and gates, and handling them off to new occupants.

Depends on whether it's commercial or residential and how much traffic are on the two roads that pass by the house.Residential corner lot with heavy traffic on 1 or both roads is probably less desirable than a similar house that is cozied in a half block or so from the main road(s).Aside from that (and assuming you're only talking residential) then I don't think there's a whole lot of extra value assuming the lot size is the same as a non-corner lot and there are no special entrances or turnaround driveways or anything that a non-corner lot does not have.

However, in areas where people may be more used to a multi-family type living situation and are fine with street parking, I don't think you'll see much if any reduction in rent.Personally I set up a separate entrance to the property down a side of the main house and made it clear that the properties had dedicated outdoor yard space.
