It has a big core (elevators, stairs, chases) which makes it difficult to redevelop. 

We'll be sticking with 15% for our ROI purposes despite certain elevated risks (should be able to weather it due to # of partners).

I would elevate it to anyone and everyone in government and see if someone will step in to help.

I've learned the hard way that for this kind of area, access control, lighting, video, even a patrol are very important.Regarding rents - Do you really think that market rents for an elevator apartment (not house) are that high.

A- locations in Charlotte, NC, you will be hard pressed to find great cash flow in our current market because prices are elevated. 

Although the climate is colder, with the elevation you can see warm days in the middle of winter.

I understand the whole "fake-it-till-you-make-it" idea, but honestly, I would feel fake and insecure just handing out my card pretending I have an elevated level of value.
