Check out Albany, Western MA, Central/Eastern PA, Central CT.BRRRR will be more productive, but take more work.

For LA they basically bought most of the water rights many decades ago and own almost the entire Eastern Sierra run off/snow melt.

I do business all over Eastern and Central MA, and they are very accommodating. 

Flash forward, for the past 4+ years I've been working as a full time real estate agent for a top team in eastern Massachusetts (typically we will work within an hour of the city if it makes sense).

Many people who are dismayed by their college experience majored in crap like psychology, sports management, history, eastern european literature or some crap that won't land them a good job.  

Currently planning a 4 month trip to North Eastern US.
