Just to clarify on@Jeff Devillestatement for crowd funding in equity investments the depreciation and potentially interest expenses are passed through to the investor so you do get the tax deferred benefit presumably for a shorter investment horizon then say buy and hold investing.

So maybe in your case try to look a bit farther away from your current horizon,not to far to were you do not know the area well, but far enough to were the prices may be a little better. hope that helps.
