@Russell Brazil@Mary SheaThis sounds a little unconventional but I don't think it's anything to start going crazy and reporting the agent to their broker and or the division of real estate.Let's take a step back and look at the most likely scenario of how this all played out.The seller (Mary) hires the agent to list the property.

Keep the LLC's separate and simply have a JV document spells out the rolls and responsibilities of each entity, the division of profits (or losses) and what happens in the event there is a disagreement that can't be internally resolved.  

I personally prefer to stay north of Grand or Division If I can find a property.
