The wooden floors were last refinished in 2020 (have all receipts), last tenant move out in 2022 with no issues to the floor (have pictures from move-out inspection),  2023 move out - large parts of the wooden floor are covered in black chemical residue (maybe from cheap rugs?) 

I checked for meetups on meetup.com, and while there are events they seem... small or very sales pitch oriented.

I think you get the gist of most our opinions.If you had 25 LTRs and was thinking of testing the waters, I think that would be an acceptable risk seeing as you had a lot of experience and cash reserves.As a first investment, I personally see that as a way to lose everything you put into it and more if laws change.I don’t think California is considered to be a landlord friendly state so be prepared to have the rug yanked out from underneath you.

Encourage tenants to cover traffic areas with area rugs. 

A TOD is a transit oriented development.
