@Fernando Enrile yep I like what they said about finances being defensive(Expenses) and Offensive(Income), if you have great offense, but no defense you’re still not going to save any money.

Also check to see if there are outlets in the bathrooms - some old houses don't have them and that is a pain for tenants.Don't worry about the pink and blue tiles, it doesn't cost a ton to get the tile glazed White if the colors are really offensive.

That would be more than shading the truth - that's fraud and in my opinion would be a career ending offense with crippling fines.

So a small deposit may seem offensive to some it isn't a sign of someone taking advantage of anyone.

When they get asked about their SOW and Contract and what do they say....they usually admit they have neither of these....And partially kidding I must take offense with one thing you said:"Every SOW should do the all important job of holding your general contractor and subcontractors accountable."
