He did all the behind the scenes stuff that I didn't want to do (putting together marketing pieces, analyzing deals, advertising our rentals, screening applicants, etc.) and I handled the front stage stuff (talking to sellers, going out to events to network, doing lease ups, etc.).

A couple of month's ago I had no earthly clue what "wholesaleing" even meant, and thought that "NOI" was a new rapper on the scene...so I am making some progress :) There is so much amazingly fab info on here, so thanks already x a million to everyone for sharing all of their feedback, advice and experiences.

Ok I'm brand new to the scene of real estate and I live in a college town.

I know of some former members who are really pissed off by all of the unethical behavior & have been working behind the scenes to see what can be done.

If you are like most folks moving to Colorado for the tech scene then up north would have a lot more options in terms of employment, but as you say it does come with a little bit of a premium.  

From what I see these types of properties must be purchased with cash or check on scene.  

Maybe it appears to the buyer they are going all out but what is going on behind the scenes?
