Hello BP,     I am house hacking a 3 unit- which is currently vacant as I paint the entire apartment Agreegable Grey SW (clearly the go to these days).

While there are other properties operating in the legal grey zone, I'd be very cautious about investing a large sum of money on the assumption that the rules won't change against you.  

You might also allow the tenant to sublet that area,  but that is very risky for lots of reasons,  and this would constitute a (very) grey area in the law.In situations like this the biggest risk of getting 'outed' is probably the neighbors.

It is a 3 flat grey stone rehab with excellent cash flow potential.

Unfortunately people find grey areas to explore or holes you missed and use it against you!. 

The Frayser area has a bad reputation, meanwhile Nike opened its distribution center there 2 years ago, so it may be turning around.Being out of state, like me, the key to the market is the property manager for most of the team members your look for.PM me and I will share my contacts with you.
