I was thinking of raising rent $25 a year but offering an improvement (new fridge, oven, etc...they are old and need to be replaced anyways so may as well use it as an incentive)@EricHDScmitt This unit is "technically" an illegal unit so I could not legally rent it out when I move, although I've tossed around the idea of duplexing down from 1st floor OR meeting minimum ceiling an making it its own unit, but all that depends on cost benefit.

I've gotten burned enough by short lived compressors in used fridges I won't do it anymore, not to mention that most of my units are upstairs, sometimes 4th floor.

Replacing all he windows and putting seals on the doors should save us a ton in holding costs and keep our renters from leaving due to high utility costs.A little elbow grease on the hardwoods and adding some waterproof vinyl to wet rooms, and the floor will be good to go.Kitchen, we are moving the 220v for the stove beside the fridge and then replacing 1960’s sink with a wall of cabinets and a sink under the window.

The fridge, and the window a/c were both written in as part of the deal as well as some other items. but I didn't think I had to write in the condensing unit as part of the contract, just figured it would be implied.
