They've stated that they would in fact provide it for the next buyer however they have a problem putting that in writing which doesn't make me feel to warm and cozy.

I use Craigslist, Zillow, and Cozy.

At each meeting we:- Spent a few minutes getting to know them - Walked the apartment- Checked the toilets for leaks (I pay water)- Asked how they liked their neighbors- Asked if there were any current issues with the apartment - Discussed our non-negotiables: take care of the apartment, no smoking, no pets, and pay rent on time (those in leases were already bound to these items)- Explained our process for maintenance requests and our hours of operation - Explained their options for paying rent (Cozy or mailed check)We then followed up each meeting with an email containing a summary of what we discussed and any follow-up items (maintenance).

This is the 2nd time placing a tenant in our rental (1st tenant was more or less prearranged) and using Cozy for the application process which provided the financial info. 

I'm looking at "Cozy" - website is cozy.coDoes anyone have any experience working with them, or just using online property management in general?

Don't want to spook them coz I have another one same scenario..

Also until you get a new lease in place I would at least talk with the tenant and ask them to keep it confined to their room.

So it's not an actual detail or "how-to" issue, it's a mindset issue, refusing to see or do what WILL make it happen, instead wrapping one-self in cozy pout-fest of "everything sucks, nothing works, why try" and to lash out at anyone who dares pop that bubble of negativity. 

At a glance I love that it's free, but it's pretty basic in what it offers.I have only really tried Cozi.co - I liked Cozi because it was absolutely free to send and receive payments and that's all I needed at the time.
