When I've had Funders it was fun to just sit down and talk about how the project was going but I love talking about those kind of things :)  I bet he would be more than willing to share if you simply approach him with the attitude of wanting to learn. 

The higher taxes does indicate a prevailing attitude that landlords are walking bags of money.Here there are landlord licenses which are basically business licenses required by some municipalities (a bit of a racket), but no difference in property tax.

I've been trying to simulate the calculations on different listings around here just to practice the process and I kept seeing negative cash flow so thought maybe I was doing the math wrong/not enough units/just a poor investing area, but I think having the attitude that someone is paying for much of your mortgage and one day you can capitalize and be positive is probably the right strategy to have around here.

I also ordered a certain number of bandit signs, although not always recommended, I also get have the attitude of " I rather overdoing it than not being acknowledged at all" @Corey Thompson let us know how that goes, but consider doing a certain number every week, you would get the same stats and the benefit of repeated exposure like @Matt Berglund said.

If you're not ready and set up, plus run your LLC correctly, it's your own fault for not doing due diligence and in all honestly having a flippant attitude.

Another reason I like condos and townhouses are the changing attitudes toward real estate.

But we’re not really very STR friendly and we are becoming California East as far as attitudes towards landlords. 

The attitude of people in both groups is always about giving value first, don't know how they curate such a great group of people across the board.
