I'm a full time musician in NYC and am looking to buy a rental property in Berkshire County (Western MA), which is where I'm from and also where I eventually want to settle down.  

I'm sure investors in the western burbs find deals on those sites, but you have to understand that you're competing against every active investor and every multifamily homebuyer that lives there.

Tough to do in the 5 boroughs, but I've been poking around Westchester and western CT to find something that cash flows decently.  

I also looked into Help-U-Sell, but it seems like they still get up near 3% total commission.Also, for those of you with properties in Western NOVA looking for services like this, Paul Thistle with Take 2 Real Estate does a good job.

My experience with New Western, Net Worth, and the other large "wholesalers" over the last decade in DFW and ATL has been that their ARVs are consistently inflated and their rehabs are consistently deflated.  

And costs are significantly cheaper where we want to purchase property (we are not fans of most countries in Western, Central, or Eastern Europe, for example).The issue one can run across in Central and South America is ensuring you have a layer who helps you truly have sole ownership of a property (and protecting against any number of individuals coming out of nowhere claiming they, too, have a stake in the property).
