Being a Idaho native I can tell you minus Magic Valley area, Boise, and Courd A'lene in the north, Idaho cities don't have a great growth rate.

My construction bank who does all our loans got very nervous no one knew what was going to happen and I think most everyone is pretty shocked at how the market has reacted for many many different reasons.As long as there is free flowing capital like we are still seeing for investors and owners to buy I don't see a big change.

(5)Yes buyer is asking to sign an addendum for the name change, but it is not as simple as a name change, it will have a ripple effect I think.(6) I don't think there is an loan approval of the LLC, the loan is approved to the person, IF i signed the name change addendum, then the lender will react to the name change, I am not sure at this point I can ask the lender "hypothetically if buyer name changes from John to an LLC will the loan approval still stand?"

Can i just register as a foreign agent in the other state (PA) or do i need to form a new LLC.Keep in mind that registering as a foreign LLC in PA costs $250, while registering a native one costs $125.I'm not an attorney, so I cannot comment whether there's a difference in legal protection. 

I don't have a particular time or place in mind, so I'll open this up to the Cheyenne natives for your recommendations and we'll see where we can take this thing. 

@Jason Krasavage Also, depending on the area in which you are investing, 20% isn't reasonable given how the banks are reacting.
