I manage them myself; I went out to Lansing a few times early on and found a crew of handymen and women, HVAC, Electrician, plumber etc.

But I have found they are excellent guests who hardly use the property because they're either working or sleeping so there's very little wear and tear.

As both an investor and Florida Real Estate Broker, I have spent way too much time on this topic and have found it to be dead end. 

Hi Wayne, since you're investing out-of-state, my advice for you is to read this book “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.
