We have a monthly newsletter for our tenants and usually put a quiz or contest of some kind in there and give away a gift certificate for dinner or tickets to a hockey game.

When it was my friend I bought him lunch 4~5 days a week and he had dinner at my house almost as often since I wanted to make sure he could make rent.I even hired him as a consultant on a job I had so that he could make 2 months rent once.I'ts like going to the casino, don't bring any more money than you can afford to leave there.

But if you frame the question differently and ask if they'd rather have peas or corn with dinner, most will choose one or the other and you'll have a much easier time getting them to do what you wanted in the first place.With that being said, since they're just on a month-to-month agreement, I'd choose option #4 (though I personally wouldn't tell them the part about family needing to move in if that's not true).

Just a thought.Try offering them a $25 (or whatever amount you think would work) credit off next month's rent if they coordinate the visit with the handyman.Or, start looking for a handyman who will work with your schedule.And keep in mind that tenants normally don't want to have maintenance done after dinner time.
