The good news for REI is that the current situation will buoy rents.On the flip side of the coin, inventory is very low and higher rates and economic uncertainty only exacerbate low inventory.Employers and boards of directors are assessing staffing levels now and will continue to do so...that does not wait until later.

.: @Mike Hern LOL, I'm glad my tenant seems to have more of a high brow thing going on.Sometimes things are a flip of the coin and you can't tell in advance which way it will go. ;-)When the "boyfriend" pays the rent, if she makes the money but doesn't pay the rent, why is her "boyfriend" payiing it?

My position: Creative financing is a great tool that should be discussed and understood by investors. 100% financing from a position of financial weakness (bad credit, low/no income, low cash reserves) is a tremendously dangerous position to take, and investors should understand that bankruptcy is a likely outcome - maybe even a coin flip, on many such investments.

I like to see both sides of the coin and I do think the combination of investing up to the match in my companies plan and investing the rest in real estate is a option I am comfortable with right now.
