I suggest to new investors, that at the beginning of your investment carrier, to look at what best fits their particular skill sets/strengths instead of hunting for the best "on paper" deal.

@Brad Carrier is right.It's beyond any reasonable explanation to think that the crack "just formed," but you can ask appliance repair people.

Once you exceed the limit of rentals your Home & Auto carrier allows, you are back to the same options the a LLC titled property has.I would suggest starting under your personal name and then transitioning title to a your LLC once you have a large enough portfolio.

If you find out who did the last title insurance policy, the closer can ask for a 'reinsurance rate' from that carrier and your cost will be less.

The other issue is green buildings are so new they are harder to get insurance on as carriers do not have enough history to accurately asses risk yet versus standard buildings.There are some green buildings but I am not seeing it on a mass scale yet.
