The house is truly a gem, we picked it up for $150k when the majority of houses around it sell upwards of $250k.

The same can be said for vintage tenants that always pay on time and have created a positive history at a property.Tenants that a seller places really quickly to puff occupancy and give first month rent free or half off first months rent or waiver of the security deposit actually hurt the property more than if it was vacant.The reason is not only do I have to count the property vacant but I now have to go even lower on price to get tenants out that should not be there to begin with.

What crushes you is the bones of the property with that vintage age.

@Harry AsnienAs others have stated, land locked properties can be a real gem if you can do the research on the neighbors.  

I'm willing to hunt for the gems that make sense though ;)

She will probably leave or it will become more clear to you if she is a gem or a nightmare.

So far the coolest I have found is a few vintage newspapers and old bottles.

Much better off finding the more rare gem of an older place in need of rehab in a neighborhood with more room in the deal to improve and resell for greater profit.

You guys should deal with Sam McDadi, he is a gem and an honorable agent.
