I'm sure you are correct about the AirBnB rating system being unfair or not comparable to hotel ratings, but it is unrealistic to expect the occasional AirBnB user to know all the details behind the ratings and then account for them accordingly.

However, I did not like that they took so long to get back to me (1 mos) which left me hardly any time to find a deal and also I found the parameters unrealistic for the amount of time allotted.

The answers matter because that tells us if Roofstock made mistakes, if you had certain expectations that were unrealistic, made assumptions, if there are holes in your due diligence, or a combination of those things.

They will say they just redid this and that etc. and expenses are only 35%.They say this to justify a higher number.What they aren't saying that if your time horizon as the buyer is a 10 year hold before selling then costs might look like this.Year 1- 35%, 2 - 38%, 3- 43%, 4- 47%, 5- 50%, 6 - 53% etc.35% is unrealistic but the point is over the 10 year spread your average expenses will be much higher than what the seller is quoting plus they want you to pay a low expense price today.
