That said, lumber prices have doubled in the last several months due to a number of reasons, so even the guys that are cheaper are now costing a fair amount more. 

True but the issue from the lending end stems from being able to sell the paper and having 2 legal descriptions attached and 2 APN's at 2 separate physical addresses so it sounds like a lender who would do this would probably be a portfolio or community bank lender (as they're not going to sell most likely, or only to another local lender who would be cool holding super unique type of paper as this).If I wanted flexibility to sell the paper/note I would make sure it conforms to multiple lending guidelines so I can freely have multiple bidders for this note in the event I need to unload it or shore up my balance sheet and free up my lines.

Also, why are sellers selling- if it's a good property, why would they want to unload?

but there my argument would be most kids go into those fields for the money and you could make much more money flipping cars or 1000 other things by learning the trade instead of going to college and signing up for 200k in debt you can't unload in bankruptcy.  

When it does, those who paid rediculous prices and need to sell will either have to bring a big check to the table to unload the property or will find themselves underwater.I am a very conservative investor.

I’m sure lumber prices and a tough winter had some impact.I can’t complain on the fit and finish as everything is looking beautiful.

We should see an increase in deal availability, making it harder to unload the less desirable properties. 

I'm just trying to save you from all that trouble - plus its going to hard to be to unload them on RS.Now, the real challenge is finding other truly passive investors like yourself.
