Putting a stove in an unpermitted boarder unit is illegal.

The property is going to need work in the 1st unit and some exterior aswell. for example on the interior it will need (from what i can see on MLS) is Drywall celing, new stove and a new door and the miscellaneous.

I put $250-$350 refrigerators and stoves in my properties. 

Solar, propane for heater & shower, mini split, fridge that runs off DC, tongue & groove ceiling with puck lights, farm house sink with butcher block counter tops, full bed with storage underneath, 3 seatbelts connected to couch that turns into 2nd full bed, all electric is stored under bench, an induction stove top, fully furnished with pots, pans, and work out essentials, and our favorite part: A ROOFTOP DECK to enjoy the sites.

If the stove breaks in a regular rental on a Saturday, the landlord can take a few days to get a new one.

Fridge, stove, cupboards full of rotten food. 

Food debris is along the baseboard in the kitchen, splashed food debris on cabinets, layers of splatter on the stove, dirty pots, pans, and dishes piled up and overflowing from the sink.

If required I could possibly stick a stove or something in a spare room and say that is the kitchen for one of the duplex sides if needed.

One of the ways the building department inspectors would catch, cite and close down these illegal apartments was, as they were walking down a block of say, 2-family houses, if they saw 3 or 4 mailboxes or doorbells, they would take note and do an inspection.If the third apartment had a stove/bath/bed/clothing... busted.
