Here's how I would do it.... figure out average rents for an area on hot pads, sideline that w/ prices from redfin (better than zillow). 

The people still forecasting doom and gloom are still sitting on the sidelines.

I will probably sideline myself for another season and see how the comps perform. 

It's a crazy and interesting world, real estate investment - and hopefully when creditors say I can get off of the sidelines I'll be able to have an edge on the typical home buyer.

If I have cash, it is not sitting on the sidelines.  

If your in acquisition mode, then you'll likely not want to leave equity sitting on the side lines.  

I am still a little nervous on my valuations and rehab estimates, and it has kept me sidelined while others make moves ahead of me, but I am working on this.I would love to network with you, and share ideas, strategies, etc, as I don't know anyone or have any mentors that have done this before.

I do believe there's money to be made in any market so I'm not just sitting on the sidelines.
