At the beginning of Covid production was shut down and then when it resumed it was assumed that building would fall off but it didn't so supply remains down.

Typically, you just need more skin in the game when starting off, so, 20-30% for first time or newer investors, rates (9-12%+) and fees (2-5 points plus closing costs) will typically be higher as well and after you get a few completed and have the resume, you can start getting better rates and terms.

. - "Buying Deep" - if you can find incredible deals, there may still be opportunity.This can't last forever, I think that as prices come down in 2023, we will begin a path for good old-fashioned real estate investing deals to resume and average cap rates to move closer to a place where they make sense for investors.
