If your tenant, or their guests (which may include children) or their dog, is harmed by a wild animal with sharp pointy teeth living under the deck with its growing babies, that they informed you of and asked you to get rid of - then I see "liability" on a neon sign hanging above your head.Use your common sense here, instead of looking for some technical loophole.

I sold it one year later because the dues went up significantly, and I got sick and tired of the hassles - being harassed by the "plant nazi" for my potted tomato plants (and my place was gorgeous), just constant hassle.And I lived in it myself.

The City of Philadelphia owns the water department so by law they are allowed to place a lien on your property for unpaid water bills and to sell it at Sheriff Sale if the debt is not satisfied.I warn you this can be tricky to handle on a monthly basis getting your tenants to pay without pulling teeth or hearing complaints from the tenants.

They dont need a seasoning period.For Pittsburgh oh my Gawd even delayed financing I think i have better luck pulling a teeth out of an elephant than getting a loan from a bank.
