SFH can fluctuate faster than duplex's in some sub-markets.

I'm a buy-and-hold investor so given a 20+ year time horizon, current market fluctuations may be moot given the lifetime of the investment.

I spoke with someone who actually lives in this area and they told me their Hoa fees fluctuate and that the fee should drop below 300 next year due to special assesments required over the past year.

I’m of the opinion that collective modest cash flow that fluctuates violently across different investments is acceptable, if not more desirable, if it allows for more opportunities within appreciating markets.  

Since STR's fluctuate in gross profit by seasons, I'm waiting for a few more months of data before posting my own story... 

I would love to draw on the experience and expertise of other private lenders, know what to look out for, where to start (thinking smaller loans), and be savvy about this fluctuating market and the potential for refinance not to go the way some investors anticipate.

The 6 months does fluctuate at times, but that is the goal.  

There is more to value than the three things you mentioned, there are a lot of nuances since block values can fluctuate 20 percent because of one sale or one foreclosure.
