Most investors want to stay within 20 mins of Asheville, but I can also say there are some smaller towns around WNC offering plenty of outdoor activities that also have great STR occupancy rates as well. 

Friend of mine who has Hess construction has a big out door storage there on 29. 

IDK if you have special circumstances though like a heated pool, or outdoor lighting etc etc... if its just the home I think that quote is high.

The markets with an outdoor draw are thriving right now, especially post Covid.

@John Underwood - I had an outdoor motion floodlight for safety that they kept turning off simply because it was next to the kitchen light switch by the front door.

The only issue that I have heard is a problem is if someone were to face an outdoor camera towards a neighbors window or directly at their pool.

In the winter hot tubs are important and in the summer outdoor spaces are desirable. 

By focusing on the aesthetics and functionality of outdoor spaces, property managers can create a welcoming environment that stands out in the competitive Orlando rental market.

If you don't want to heavy theme out the rooms I'd aim for making the outdoors a tropical paradise.
