Like children of the Depression, the traumatic events of their youth will influence their attitudes and behavior for a long time.

Now, I'm looking for a book or two that drills down on behavioral insights for successful outcomes in business in life.

Too many landlords just brush off their behavior under the claim, "it is just business and the lease says I am not responsible".

Even if the buyer were trying to get past the listing agent, as long as the seller abides by the listing agreement then there should be no problem with ethics (the buyer didn't sign a listing agreement and isn't held to any standard of behavior as far as the listing goes.

If they don't correct their behavior immediately, we follow up with a letter of clarification about the terms of the rental agreement that were breached and what we need them to do, as well as what we will do if they don't comply.  

If we look at trends and newly identified behaviors based on the current pandemic I think the tides will sway a little more in favor for a SFR or garden style apartment for the foreseeable future.

One had mental issues and we ended up evicting him for unacceptable behaviors and the other was allowing multiple family members to 'visit' for extended periods and do laundry at grandmas.  

Section 8 runs back ground checks on all of their tenants and the tenants tend to be on their best behavior as they do not want to get kicked out of the program.
