That leaves you with two options: Implement a ratio utility billing system (RUBS) or simply determine a flat monthly fee to be added as an additional cost to the lease.RUBS might be challenging for a smaller 6-unit property as most utility management companies will want to take in no less than $100 per month to service the account (calculate charges, send out bills, accounting and reporting, etc.).

But the residential property management industry is a multi-billion dollar industry, not because as @Charles Carillo puts it "they are just calling their own handyman" but because there is incredible value to be added when you hire a good PM. 

As an example, coverages such as Building, GL, Loss of Rents, Back up of Sewer, etc can be added to both policies if the risk is there.

I could only be added because there’s still a mortgage but if it was paid off they should be able to just change the name.

Tax attorneys may have some other magic they can do for you....that will be well worth their fee.If/Since there is a current loan, you might want to check with the lender to see if they allow you to be added to the deed. 

If a house doesnt have it, it needs to be added.

It would also depend on if there are other "Newer" MFH in the general area and will continue to be added to the local area.The issues comes when your trying to refinance or get an appraisal and there are a shortage of recent sales in the are that are also MFH's. 

I plan on purchasing 1-2 multifamily properties within the next 12 months, and will be adding this property to my rental portfolio, as well.
