.- Second, since this is a "catch up" thread, I will be breaking down into mini posts to keep it short(er).Ok let's get started:-----------+ Market Overview: Age of neighborhood: ~25 yearsAverage house size: 2500-2900 sqft, 2 stories, 4bed/2.5bath - 4/3, tile roof, stucco siding, most houses are still original, but cleanComps for the last 3-6 months: original/no remodel: average $310/sqftCurrent listings for sale (original as well): $372/sqft+ Project Overview:Existing house got torn down completely, all foundation and EVERYTHING goes 100%.

I really side eye those anyway, lol.And it wouldn't stop me from renting the right place and certainly wouldn't affect my paying the full rent on time.But, to answer your question, I drive a 2010 convertible MINI Cooper.

Zero money,   lived at home in Cupertino CA.. got my REal Estate license and moved out when I got a few commission checks and never looked back.. that was 42 years ago.  3 recessions.. one mini recession and a Global financial meltdown.

I renovate to create a bullet proof, durable dwelling and always include a few basic frills (tiled tub surround...refinished hardwood floors...mini blinds on the first floor)I always remove obsolete items like gravity furnaces (love used 80% efficient units and used gas water heaters...I'd drive a hundred miles to pickup a truckload at the right price) and definitely remove cast iron tubs with those silly ring shower curtains for new tubs with a shower head.
