What matters is if the contract says it's a 2000SF house but its really a 1000SF house (as shown by a survey or similar, not the tax records)Normally when you put down non refundable deposit there is an understanding that you've done some level of due diligence.

I've now dug deeper and I'm seeing that a new survey may be necessary as well (something she hadn't mentioned) and I think I need to talk to somebody a little more knowledgeable.I also would like to ask for anyones experience with the process?

Once you've drilled down on paper who your comps are then drive around and shop them to check to make sure your comp survey was accurate!

Townhomes would probably require more work on your part due to the property lines between units would require additional surveying work, I would think.
