R17MF complex with room to build more units

I heard an off market sale with 20 units on a R17MF lot. It can build 6 more units. Here is the question: the current units are all 1b1b. Can the 6 new units be 2 or 3 bedrooms? or even townhomes? Or have to be the same 1b1b?
