People leave apartments and condos for privacy, quiet, pets.

If there are doing something illegal I would think they would not want the police coming by to catch them.Maybe put up a privacy fence or plant some trees to block the light and absorb some sound between the houses.If all else fails have your tenant start calling the police every time there is an issue in the middle of the night.

I do this for asset protection, it's easier to track expenses, bank account activity, provides privacy (LLC name on the lease, not my name) and is more professional in the eyes of the IRS. 

In other words: An MA LLC doesnt give you much privacy at all...

I would like to purchase it and  put a fence for privacy and put a duplex on it for a rental. 

Having multiple bathrooms in a house or apartment makes life so much easier by eliminating waiting time and ensuring everyone's privacy.

I've seen clients live upstairs and rent out the basement on Airbnb, so you get the best of both worlds, privacy and your own space while the lucrativeness of Airbnb.

As a grad student, I rented out a second room in my apartment, but I wouldn't do that now as I want my privacy.
