I even located the owner and explained over the phone that I would be fixing it up, she said she had no problem with me standing on her property to do the repairs I needed (mainly removing a wall AC unit and patching the hole, and then painting).

Hitting a rough patch early but after the refinance it'll smooth back over. 

I work in the patch and was helping a buddy with a rental company find a 10 acre "yard" to put his housing and equipment on, nothing doing.

And skim coat and remodel both imply there are patches too which take more time to finish.

Minor repairs, patch holes, etc.. then a fresh coat of paint and he is usually done by the end of the next day.I try to stage supplies and contracts/handyman for the day after the tenant moves out.

-pet damage (caused by chewing or scratching, or urine stains/odors)-burn patches or knife cuts on the countertops-broken window panes or ripped window screens-ripped door hinges, missing door handles or locks

The tenant told me that the owner was aware of it and tried to patch it many times instead of just taking the tree out and repairing it as soon as it became a problem.

(like leveling the floors, patching holes in walls, changing out the broken windows, painting and moderate Kitchen remodel, skip the permits on the remodel etc) . 

Hi Steve, I don't have a lot of construction skills except for patching holes on the wall and putting together IKEA furnitures.

The house has a very small front yard which we plan to put a little patch of grass and short fence around.
