If things start getting messy I will initiate the process then.  

I just had my first eviction and, needless to say, it was messy.

Also, set up an inspection of the unit, and get a feel for the person/family--are they people you want as tenants; ie, friendly vs hostile, neat vs. messy, etc.

The house was a little messy and she would not have wanted strangers parading through the home.

Evictions can get messy and expensive.

Do you still show the messy property even though if it's not going to present well? 

This will work fine until she is late with that second payment of the month and it drags into the following month and becomes a mess. I

@Chuck FagalaI love the solid doors but the hinges rub and get messy.

Quick check under sinks to see if there are leaks, check the a/c unit to be sure it's not leaking inside (window units), listen to see if the toilet was running, check smoke detector batteries, ask if there were any maintenance issues, and off to the next one.I gave them several days notice, so they could plan for it and to have time to clean.It really doesn't matter how messy it is in-between inspections.
